Background information

This website has been created to provide accurate consumer information about CPM Asset Management Limited, Residential Management Group and, formerly, Erinaceous Group PLC. It stands as a warning to any and all would be clients of this company and a fountain of advice for any who are so unfortunate as to already be involved with CPM Asset Management Limited.

The author is a current Director of Lancaster One Management Company Limited, Residential Property Management (9800) Company, No. 04740547, for Harrier Court. A two block residential development of 44 apartments in Lancaster, UK.

The development was built 2003/2004 [completed 2004] by Fairclough Homes. CPM Asset Management Limited (Northern) were given the role of Managing Agent by Fairclough Homes* at completion and, along with their sister company Hertford Regional Secretaries, were installed as the only Directors of Lancaster One Management Company Limited.

What ensued under CPM I can only describe as a catalogue of incompetence, mis-management, mis-appropriation of funds, ignorance of and indifference to their obligations and responsibilities under the lease, and near criminal negligence in performing their duties. This was combined with a level of customer ‘care’ that ranged from indifference – through obnoxious arrogance – to menacing intimidation.

In late 2006, through maintained pressure a group of active residents [the author included] tried to force CPM into holding an EGM to appoint resident Directors. In early 2007 they succeeded and the EGM was held on 25th February 2007. This however was far from the end of our troubles and only the beginning of uncovering the level of CPM’s incompetence and mis-management. A £9000 (aprox.) hole in the accounts, a balance sheet that presented the RPMC as insolvent, contractors unpaid for nearly 9 months, contractors paid for work that hadn’t been undertaken, uncollected developers voids … the tale goes on!
